Our clients were looking for architects in Devon to design and oversee the construction of their new family home
Our clients were looking to modernise their dormer bungalow in Torcross, and appointed ALA Architecture to design a contemporary re-ordering and extension. The original house had four bedrooms, with a compact kitchen and no dedicated utility space which is so important in a modern home; especially one close to the beach. Our brief was to retain the four bedrooms, but provide a more rationalised bathroom arrangement and create additional kitchen / family space alongside a dedicated laundry area away from the open plan kitchen.
On the ground floor, a timber frame side extension created the additional space for a WC and Utility area and relocated the entrance door from it’s original position in the middle of the floor plan. The original entrance door location split the floor plan in half, leaving two modest spaces for kitchen and living areas either side. Relocating the door to the end of the house allowed us to open up the front of the property and extend outwards into the garden to create a contemporary open plan living / dining / kitchen space. At the rear of the plan is a separate snug and an ensuite bedroom.
On the first floor, the layout of the three bedrooms and two bathroom spaces (one WC and one bath with sink) were kept largely as existing, however some clever reposition of door swings and nudging an internal partition allowed us to create two fully separate shower rooms. The master bedroom opens out onto a balcony set back within the green roof over the kitchen extension below. Creating balconies over existing rooms often presents a technical challenge when it comes to levels and accommodating the required insulation without compromising the structure and ceiling heights in the rooms below. In this case, we were able to create the replacement balcony by stepping up out of the master bedroom which preserved the existing ceiling heights, simplified the structure and accommodated the required insulation and waterproofing upstands.
Having secured planning approval, we produced a technical package of detailed design information for a building regulations application alongside PCA Consulting Engineers.
